AL / FL Gulf Coast & Eastern Shore Real Estate
Orange Beach Alabama is home to some of the most beautiful beaches in the world. Orange Beach is also surrounded by a bevy of other great areas, most notably Gulf Shores. Other areas include Daphne and Fairhope, AL. Fairhope is consistently voted as one of the best places to live in the United States. Both Daphne and Fairhope, along with Point Clear, Point Clear and Spanish Fort are on Mobile Bay and a short drive to the beaches of Gulf Shores and Orange Beach. Other areas in Baldwin County include Foley which is just North of Gulf Shores and Orange Beach. The waterways that feed in to the gulf and Mobile Bay, like Magnolia river and Bon Secour river are bordered by the towns of Bon Secour and Magnolia Springs, AL. In central Baldwin County sit Robertsdale, Elsanor, and Silverhill. We have agents that, not only work in these areas, but live there also. To do this, we have a group of ReMax agents in offices all over Baldwin and Escambia counties. Click here to view our team of real estate and marketing professionals.
Well, people are definitely buying real estate again. In 2011 the Gulf Shores / Orange Beach, AL area saw one half or approximately 600 condos sell to investors primarily. We are in an interesting spot regarding Orange Beach Real Estate. We are in transition again; going from a buyer's market to a seller's market. Do not worry if you're on the fence and have not bought that piece of real estate in Orange Beach you've been wanting, the transition is slow. The prices are going up slowly at the moment, but the sooner you can get involved the better. I personally think 2012 will represent the end of our real estate stall. Our personal real estate market differs from the majority of the U.S. in that we are a niche market and that really is a factor due to fundamental differences with our market. For more info on these differences, check out this blog.
The rental income produced by Orange Beach condos has increased each year and continues to set records and is expected to continue to grow. I can remember when we were developing condos on the beaches in Orange Beach and Gulf Shores and hearing the words "over building" colliding in the same sentence repeatedly. We are in a great spot and the pre construction era will happen again at some point. Until then, the best thing to do from an investment standpoint is to get involved now while the prices are low. If you are looking at condos in Orange Beach for investment purposes, there are things you will want to consider. The off-season is slower and the income drops, but there are things you as the owner can do to supplement the income. This is an area we specialize in. We have a network of real estate sites that offer all of the tools you will need to cash flow a condo in Orange Beach.
If you are looking to relocate to Orange Beach we can help with that too. Our team of agents have decades of experience in the Gulf Coast real estate market. We won't have a GPS with us when looking for Gulf Coast properties. This may seem kind of funny, but we're just familiar with the area.
